A room opened to the studs, with cable, a window, and the old oak floor still down.

What usually hides.

  • Knob-and-tube

Cloth wiring buried in the plaster. It is not a patch. It is a new service.

  • Balloon framing

Studs that run from the sill past the floors. A fire, or a remodel, travels in that cavity.

  • Lead paint

On the sash, the stair, and the casings. We test before anyone sands.

  • Galvanized pipes

Supply lines that have narrowed to a trickle, often all the way to the street.

A two-storey library with a balcony of shelves, leather chairs, and a chess table.

What we would likely keep.

  • The stair

Newel, treads, and the rail, if the structure under them is sound.

  • Leaded casements

We reglaze a sash that still holds its pattern. We do not swap it for a new unit.

  • Plaster mouldings

Where the keys still hold, the profile stays. New plaster is run to that profile, not to a catalog.

  • Old-growth oak floors

Often under vinyl or a 1970s parquet. We lift the later floor before we talk about new boards.

2 years on the workmanship. 10 years on the structure.

They came on a Thursday, opened a cupboard, and told us the galvanized was the real budget. The letter matched what they had said in the kitchen.

Paul, Wilmette

The range on the page was a range. The visit did not invent a second number.

Susan, Winnetka

One lead, and a walk-through inside a week. We knew which plaster they meant to keep before anyone drew.
